WHAT DOES IT TAKE TO CLOSE THE DEAL IN A BUYER’S MARKET?
What does it take to sell a home in a buyers’ market – a fresh coat of paint or a kitchen overhaul? Lowering your asking price or offering incentives? From cosmetic to strategic, smart sellers can take advantage of a few simple tips to get the most out of their properties. Here are seven strategies to securing a “sold” sign:

Boost your curb appeal. Though they may be obvious, cosmetic upgrades like painting and planting can truly go a long way to forming a fantastic first impression of your home. And be sure to clean, clean, clean!
2. Make big fixes where you can. If your budget allows, invest in bigger improvements. Focus on “make or break” rooms like bathrooms and kitchens, because nothing says “uninviting” like an unattractive cooking space. If your budget is limited think about smaller home improvements in these areas which could help close the deal.
3. Let the Internet work for you. 90 percent of homebuyers begin their search on the Internet. Ensure that your property is featured online with as many as 6 or more photos on as many Websites as possible. Utilize innovative online marketing services like streaming home videos.
4. Transparency is golden. Getting a preliminary professional home inspection and sharing it with potential buyers may help them understand your home’s condition and reinforce your position as a trustworthy and responsible seller. Converging Positive Trends for Buyers

Many anxious buyers have been sitting on the sidelines waiting for the time to finally make their move. Four factors are making that time now.
First, sellers are realizing that proper positioning allows buyers to see value. They understand they need to list at realistic prices to stand out from their competition.
The second factor is the low interest rates that allow a buyer to get more house with the same monthly income. The National Association of REALTORS® released a Housing Affordability Index which stated, “The relationship between home prices, mortgage interest rates and family income is the most favorable since tracking began in 1970.” Homes are now more affordable for buyers.
A third significant factor is the federal government’s tax credit of up to $8,000 for first-time homebuyers and buyers who have not owned a home in the last three years. In addition, it now includes a tax expansion which grants a $6,500 tax credit to current home owners purchasing a new or existing home.
To take advantage of the credit, the home purchased must be the buyer’s principal residence and the transaction must be completed before April 30, 2010. This is already spurring new buyers who have been waiting for the right time.
The fourth factor addresses current homeowners who need to move, but have to sell first. Even though their current home may have decreased in value, so has the home they will buy. The value lost in the sale is essentially regained in their purchase in our current market.

Recipes
Bette Noire with Raspberry Sauce
12 oz. Bittersweet chocolate, morsels or coarsely chopped
1 1/3 cups sugar
1/2 cup bourbon, cognac, or rum
1 Cup (2 sticks) unsalted butter, cut into pieces, at room temp.
5 large eggs
1 1/2 tablespoons flour
Additional butter and flour to prepare pan
Raspberry Sauce (recipe below)
Set oven 350 degrees. Prepare an 8 inch cake pan, bottom and sides,
with butter and flour. Cut parchment paper to cover bottom of pan.
Butter and flour parchment. Place chopped chocolate in bowl of food
processor. Heat sugar and bourbon in saucepan set over med-high heat.
Cook until sugar dissolves into syrup. With food processor motor
running, pour hot syrup into chopped chocolate. Add butter in
tablespoon size pieces, incorporating each before adding more. Add
eggs, one at a time. Process until mixture is smooth and luscious. Add
flour, pulse to combine. Immediately pour into cake pan and cook in
oven about 25 to 30 minutes, until top is just puffed. Let cool and
place plastic wrap over cake. Place plate upside down on top of
plastic and invert onto plate. Invert again onto serving plate. Cover
with plastic wrap and place in refrigerator overnight.
Raspberry Sauce
1 12 oz. bag frozen raspberries
1/4 cup Confectioner’s Sugar
1/2 lemon, juiced in food processor or blender until pureed.
Blend above ingredients, strain seeds in fine mesh sieve and discard.
Tomato Tart
1 17.3 oz pkg Puff pastry
1 egg
4 oz (1 cup) Fontina Cheese, grated
1 1/2 lbs Tomatoes, cored and thinly sliced
Salt & pepper
Thyme Sprigs
Heat oven to 400 degrees. On lightly floured surface roll each sheet
of pasty to 11 x 11 inches. Transfer each to a parchment lined baking
sheet. Cut a 3/4 inch wide strip from each side. Whisk egg and a tbsp
of water and brush edges of pastry sheets. Line edges with strips
forming a border, trimming any overlapping pieces on the corners.
Place baking sheet in fridge or freezer about 15 mins. Brush border
with egg mixture. Use a fork to prick pastry within the border about
every 1/2 inch. Bake just until golden, 12-15 mins. Sprinkle center of
each tart with half the cheese and arrange half the tomatoes on top.
Season with salt and pepper and sprinkle with thyme leaves. Garnish
with a few thyme sprigs and return to oven until the cheese is melted
and pastry is cook throughout, about 8 mins. Serve warm or at room
temperature.
