Will It Be a Bumpy Road Ahead?
Coldwell Banker Residential Brokerage
MAY 2010
Imagine if we only had a crystal ball. Our major financial and life decisions would be so simple to make, and there would be no risk and no worries. Unfortunately, we do not have that luxury. Our decisions must be made upon solid data and information.
Over the past year, you may have heard a repeated message; now is a good time to buy. From the data we have, we do in fact know that it is a buyer’s market, and a good one. A wide variety of inventory is available, and interest rates are still low, making this an unprecedented time for buyers to take advantage of the market, and many already have.
In its latest release, the National Association of Realtors® states, “pending home sales rose in February, potentially signaling a second surge of home sales in response to the home buyer tax credit. The Pending Home Sales Index, a forward-looking indicator based on contracts signed in February, rose 8.2 percent” compared to the same time last year.
Unfortunately, there are several factors that could impact the future direction of this market, making the road ahead a bumpy one, and uncertain at the very least.
The tax credit has expired and many industry analysts and economists agree that sales will slowly dwindle into the coming months. To quote an article in the Wall Street Journal, On home sales, curb your enthusiasm, “While there might be strong data in future weeks, industry experts have long said that softness could follow once the incentive – essentially free money – to buy is taken away.”
We are also uncertain what the Fed will do to interest rates. Rates have held quite steady, but it is anticipated that the Fed will increase them, and to what extent is uncertain. If the rates do increase, it could impact the type and size of home a buyer could purchase. Buyers could be priced out of the market with an increase of rates by only a few points.
Yet another unknown variable is the amount of shadow inventory that could come onto the market at any given time. Shadow inventory are homes that have undergone foreclosure, but the banks have yet to place on the market. According to an MSN Money article, Home seizures by banks set record, “prices have stabilized in many areas because banks have kept these properties off the market, adding that banks will likely continue to do so until the economy picks up again.”
Of course every local real estate market has slight variables. To determine exactly what has taken place in your market over the past month, see the market graphs included.
If you’re seriously looking to purchase a property, now truly is the time to buy. Don’t gamble on the future with so many unknowns up ahead.
If you didn’t have a chance to take advantage of the Tax Credit, just visit NewEnglandMoves.com. There are many homes participating in the Coldwell Banker Buyer Bonus offering a credit up to $8,000, or speak directly to a Coldwell Banker sales professional to provide you with assistance.

5 Stars for This Geronimo Properties Tenant
Cutie Patutie’s Consignment located at 1021 Central Street in Leominster, is New Englands largest children’s consignment store featurning everything for newborns through teens. They also have a large warehouse department, Cutiques for home decor.
Cuties is owned and operated by Neil and Cassandra Abramson.
The business came to life 11 1/2 years ago, just after their daughter was born. The business was inspired by the couples need to outfit there new baby. They were amazed at how quickly she out grew items. They were constantly shopping for new items well before she could ever wear out anything. The name cutie Patutie’s derived from their daughters nickname.
The Abramson’s credit their success to hard work, long hours and a great staff. They want families to know that Cuties is there to support them and their busy lives. They help families outfit their kids, and now they are also a great resource for selling or buying new home decor including furniture. A new piece can make anyone feel better, and it can be done within your budget!
Future plans include continued growth of their home decor department, Cutiques and they hope to expand their growth of the teen department, Q-teens. Teens are so focused on updating their wardrobe, Q-teens offers great finds at a fraction of the mall costs!
When asked what piece of advice they could provide to someone starting out in a new business, they said, “don’t give up to soon, work hard and stick to your values. If you start to cut corners, your customers will know and loose faith in you.”
Cutie Patutie’s has been occupying a space at Johnny Appleseed Shopping Center, very happily, for more than 3 years. Please take a moment to congratulate them on their hard work and for being our Tenant of the Month!

Curves Leominster
Recipe from Rituals Spa
3 tablespoons soy sauce
3 tablespoons balsamic vinegar
1 teaspoon grated fresh ginger root
1 clove garlic, crushed or to taste2 teaspoons olive oil
4 (6 ounce) mahi mahi fillets
salt and pepper to taste
1 tablespoon vegetable oil
1. In a shallow glass dish, stir together the honey, soy sauce, balsamic vinegar, ginger, garlic and olive oil. Season fish fillets with salt and pepper, and place them into the dish. If the fillets have skin on them, place them skin side down. Cover, and refrigerate for 20 minutes to marinate.
2. Heat vegetable oil in a large skillet over medium-high heat. Remove fish from the dish, and reserve marinade. Fry fish for 4 to 6 minutes on each side, turning only once, until fish flakes easily with a fork. Remove fillets to a serving platter and keep warm.
3. Pour reserved marinade into the skillet, and heat over medium heat until the mixture reduces to a glaze consistently. Spoon glaze over fish, and serve immediately.
