What’s the Real Deal?
Coldwell Banker Residential Brokerage
SEPTEMBER 2010

Any homebuyer or seller who peruses the news headlines can become quickly disheartened or elated depending on which publication, blog, or news station they are following. There is no doubt that conflicting information is being reported on the real estate industry on a daily basis.

The information reported is not necessarily false, but the reality is that real estate is a very local business. What is happening in regards to sales, pricing, or foreclosures nationally or even statewide, may not be the reality in your local community.

Understanding how this information impacts you directly can also be difficult to navigate. The National Association of REALTORS®, the leading source of information for the real estate industry, just reported that the national median existing-home price for all housing types was up 0.7 percent in July from a year ago; a very positive sign that home prices and the market have stabilized. Yet completed transactions dropped 27.2 percent in July from June initiating news reports that the market is far from recovery.

To confuse matters further, some online real estate companies are launching programs that allow homeowners to pre-list their homes online to test whether or not they will sell and for what price. The online community essentially weighs-in on the value of the property. Ultimately, these types of programs are forcing homebuyers and sellers to rely on non-professionals and strangers to advise them on one of their most important financial and life decisions.

So what’s the real deal? How should this data impact your home buying or selling decisions? Is the market stabilizing or flailing? Are these online programs reliable or risky?

It’s times like these that your local Coldwell Banker Residential Brokerage real estate professional can provide you with the solid facts that are relevant to you in your local area, and can guide you through this quagmire of information.

Coldwell Banker Residential Brokerage sales professionals not only have the professional experience and knowledge to assist, but they deal in their local marketplaces everyday and have access to pertinent local data that can help you make sound home buying and selling decisions.

Your Coldwell Banker Residential Brokerage agent can help you analyze the attached market graph and explain explicitly what it means to you. They can provide you with a competitive market analysis and give expert guidance on current market conditions that impact you and your neighborhood directly.

Whether you are home seller who needs professional guidance to price a property appropriately, or a homebuyer who needs a responsible representative who will lead you through the process, your Coldwell Banker Residential Brokerage expert can advise you, dissect those national headlines, and give you the right kind of information to help you make the decisions that are right for you.

About:

I live in Leominster, MA with my Husband Greg and 5-year old daughter Emma. My idea for the Princess Tea Party business came to me after celebrating Emma’s 3rd birthday party, which was a dress-up tea party theme. All the pretty soft pink boas, white gloves and sparkling tiaras were so adorable on the girls! The delicate pink china placed on beautiful white linens and pink tulle bows tied-up on the backs of each chair set the scene for a very special party fit for a princess! All my friends and family were so surprised to see such a lovely tea table for the girls.  I truly loved pulling all the details together for a really special day for my daughter. I couldn’t help but to think what a great idea for a business! Shortly after that day I met Jean Casacca at Roma Bakery and we decided to host Miss Emma’s Tea Parties at the bakery. My first party was Valentine’s Day in 2007 with a singing princess character, Sleeping Beauty. It was a very magical tea party and all the little girls were very excited!! Everyone in town quickly learned about the parties, and we had bookings almost every weekend!  In addition, I have also been hosting Miss Emma’s Tea Parties at customer’s homes, and other locations of their choice.

Most recently, I have being hosting the newest theme party, “Glamour Princess Tea Party”. This has been the biggest hit since I have been in business! The Glamour Princess Tea Parties are held at Mia Bella Spa, located at 12 Main Street, Leominster. Camie Dondero, owner of Mia Bella Spa and I got together and created this new idea together just before opening the grand opening of the Spa. Little girls have glamorous updos adorned with sparkling tiaras, have their nails painted, delight in a princess tea party, play musical games with prizes, and have a digital picture in Miss Emma’s Princess throne to take home as a keepsake of their day! It is truly a glamorous day for any little girl!

What makes Miss Emma’s Tea unique?

Offering something this unique and special for birthday celebrations for girls in this area that is not overpriced for what you get is certainly nice to find!  You have to have passion for you business and love what you do to make it.  I really enjoy teaching the girls how to be polite at the tea table, and what it means to be a good friend. I also enjoy watching how much fun they have playing games, like pass the glass slipper, or doing a special dance of their own style, or playing London bridges. I love how their faces light up when see how pretty they look and feel all dressed up in a princess gown with a sparkling tiara!  It’s picture perfect party!  I feel so lucky to have found a business that I am so passionate about, and something really special and different to offer little girls!

Should Women Save More Than Men?

Should Women Save More Than Men?

A key goal of investing for retirement is making sure you save enough to make your money last throughout your lifetime. On this score, women may need to save more than men. The current life expectancy of a female at birth is almost 81 years, compared with 75 years for a male.1 Although six years may not appear significant, many people in this age group incur expenses for health care and other items while living off of Social Security and personal assets.

Keep in mind that life expectancy statistics are averages and many people live much longer. It is not unusual for an individual’s retirement to last 20 or 30 years or more. There is also the issue of the length of a person’s career and how much time an individual has to build retirement assets. Many women take time off for caregiving responsibilities, and during these years they may not add to their retirement portfolio.

In addition, time off from work may affect Social Security benefits because those who are not working do not earn credits that are used to determine retirement benefits. Also, parents, children, and other loved ones often have financial needs, and both women and men may provide help for family members, which may divert funds from retirement savings.

Estimating How Much You’ll Need

Of course, every woman’s life is unique and many women capitalize on the benefits available to them, including participating in an employer-sponsored retirement plan or funding an IRA, to build the assets needed for their later years. It’s important not to underestimate how much you may need or the importance of ongoing contributions to retirement accounts to build assets over time. Although there are no guarantees, the longer you stay invested, the more likely that your contributions may benefit from compounding, when investment gains are reinvested and potentially earn even more over time.

Your financial advisor can help you calculate how much you are likely to need for your later years. Be sure to consider how you will pay for health care expenses not covered by Medicare or other medical insurance. When considering sources of retirement income, log on to www.ssa.gov or review your annual statement to estimate your retirement benefit from Social Security. If you find that your retirement assets are coming up short, delaying retirement or saving more while you continue to work may be helpful strategies.
